How to Pick Your Ideal Homesite
Wondering how to choose a homesite for your new home? Do you need tips on what to look for in a building lot? Once you learn what to consider, finding the right piece of land to build on will be much easier.
Here are some important factors to weigh in your search for a lot:
What community it’s in
Even in the same city, each community has different pros and cons. Look at a map of the area and see how close your potential communities are to your work, schools, stores, entertainment venues and commuting routes. Then narrow it down further by taking a guided tour of each community. Ask to see the available lots, visit the amenities and tour the model home. Talk to a few residents if you can to get a feel for the community’s social environment.
Community layout
Once you’ve chosen the community you want to live in, study the site map. Do you want to live near the entrance, close to amenities or adjoining a green space? Which series or neighborhood within the community would be best for you?
Size of the lot
Lot sizes are generally pretty consistent within sections of a community, but end lots, corners and cul de sacs may offer larger homesites. Do the home plans for that neighborhood leave room for lots of space in the back yard, or do they cover most of the lot?
Sun and wind direction
Take note of which way your home will face on each lot. Will the front get morning sun, afternoon sun or no direct sun at all? Switch sides of the street if necessary to change your home’s orientation to the sun. Are there other houses or large trees that might block the light or provide shade? Your house will also be warmer or cooler based on the amount of shade and direct sun it gets, as well as whether it’s hit by direct winds in the winter.
Shape of the lot
Some people prefer a rectangular lot, while others don’t mind a cul de sac lot that is narrow at the front and wider at the back. Does that matter to you? Do you like to landscape on as many sides of your house as possible, and therefore might prefer a corner lot?
Topography
Do you want a flat lot or is a sloping one better for you? Lots that slope down toward the back are perfect if you want a walkout basement for easy indoor/outdoor access to the back yard. Lots that slope upward from the front put your home on a higher plane and can improve views. While in some communities all the lots are flat, in others you may have a choice of flat or sloped lots.
